The first step in the process is to complete your Developing Your Brief questionnaire . This will help us understand your desires and aspirations and provides some background info on your property. Once we have received and reviewed this one of our Partners (Stephen or Ben) will give you a call to chat through your ideas. At this stage we will give you an idea of what might, or might not, be possible from a design and planning perspective. This initial chat is also a great opportunity to check we are a good ‘fit’ – Projects tend to take quite a while to complete so it is important we all get on!
The next step is to arrange a Home Consultation. We’ll do some background research and then meet at your house and explore your thoughts and ideas in much more detail. We’ll be able to advise on what is possible from a planning perspective as well as providing some initial design suggestions. After the Home Consultation we’ll send you a full proposal for taking your Project from the initial Concepts through to the completed build, giving details on the journey ahead, time-frames and an estimate of the likely fees and other costs.
Once commissioned the first thing we do is to conduct a full digital 3D survey of your home and undertake the ‘Initial Design Meeting’ to flesh out the initial brief. At this point we’ll also set up your private Client Web Page on our website (we’ll be putting everything to do with your project on here) and help you set up your own H&G Pinterest Board where we can inspire, collaborate and share ideas.
Once we have completed the digital survey we will build your home as a detailed 3D Model and begin to develop your initial 3D Concept Designs for you to review and digest. When ready we’ll arrange for you to come to one of our offices for the Design Review Meeting where we will explore the options and start to refine the various Concepts into a single design that we will then progress into the final Detailed Design phase. This is often a good point to involve a Quantity Surveyor to help understand the likely final cost of the designs. With the detailed design completed and signed off we can then proceed to the Planning Stage.
It’s time to convert the final 3D model into more traditional 2D Plans to submit to the Council Planning Department for your Planning Permission or Permitted Development Certificate of Lawful Development Application. We will manage the application through the process and keep you updated on progress. We can also now start refining interior design and kitchen design and make sure we have covered other important elements such as party wall notices.
Once Planning Approval has been received (or before) we can begin to compile the Building Regulations drawings and commission the required Structural Calculations. Unlike the Planning drawings which demonstrate how the proposed alterations might change the look of the property and impact on its surroundings, the Building Regulations Package is focused on, among other things, how the building work will be undertaken, thermal efficiency, suitability of products used and the structural integrity of the design. The final design might also require us to provide a SAP Report, or a Build Over Agreement with Thames Water. The Building Regulations Package ultimately contains all the detail needed to gain Building Control Approval – without which the design cannot be built.
While Building Control is concerned with the ‘Nuts and Bolts’ of the build such as the materials used and the construction process, the Specification of Works Stage allows us to work with you to create a room by room breakdown of the finishes that we can use to produce a detailed ‘Room Schedule’ detailing floor finishes, decoration, electrical fittings and so forth which can then be included with the Planning and Building Regulations Packages to create the full ‘Quotations Package’ ready to send out to builders to quote. This is also often a good time to include an Interior Designer to finesse the fine detail and if you want us to undertake the Interior Design we’d be delighted.
Holland and Green will be able to help you when it comes to Choosing Builders to generate Quotations for the work. Or you can supply some, or all, of them yourselves from personal experience or recommendation. We endeavour to ensure that all builders are quoting on a ‘like for like’ basis so that we can compare and negotiate from the quotes that are subsequently received. Once you have selected your preferred Builder and you have checked references and are confident to move forward, we will be able to prepare and arrange the signing of the Contract. It is worth noting that good builders are usually busy builders so you might need to wait for the right team.
In order to be confident that what was designed and specified will be built, you will require the input of an expert to ensure that (a) Time-frames are adhered to (b) Costs are tracked and controlled (c) The quality of finish is maintained and (d) ultimately to ensure everything runs smoothly and that relations between Client and Builder remain good. We are also keen to ensure that our design is completed to a high standard and to ‘hold your hand’ through this final and crucial stage. This is achieved with our Contracts Administration Service which puts a H&G professional, or one of our associates, supporting you throughout the build.
This is the bit we have all been working towards over the past year or more. Completion Certificates, operating manuals and all the elements that conclude the Build are handed over.
