Loft Conversion - Build Costs
Below are a few examples of typical loft conversions together with the approximate cost a builder will charge. Much will depend on your desired specification but we hope this provides a useful starting point for budgeting.
| Box Dormer - £28K-£35K Approx.
A Flat-roofed rear extension which is designed to maximize headroom and floor area, it can be either full roof width or stepped back from the eaves. |

Mansard Dormer £34K-£40K Approx.
This angled roof extension has the Party Wall built up in brickwork and a 72 degree sloping rear wall incorporating a number of small dormer windows. |

Hip to Gable £32K-£40K Approx.
The typical pyramid style 1930's roof is removed and a new vertical gable wall is constructed in block or tile hung allowing headroom for stairs. It is often combined with a rear box dormer. The juliet balcony illustrated is also often specified. |

L-Shaped Dormer £35K-£44K Approx.
This is often considered as the best way to extend a mid terrace period proporty to maximize space. The box dormer or mansard is complemented with an additional extension over the rear roof. Ideal for a master-suite and a separate bathroom or Study Room. In most cases this generally falls under Permitted Development. |
