PDR - PORCHES
PD Rights allow you to add porches to any external door, including the front door.
This is a great way of creating additional space for boots and coats, and it can also act as a good sound and heat buffer to the outside. It can also enhance a property’s charm or make a bold impact. This can add real curb appeal and help characterise the style of your property.
KEY PERMITTED DEVELOPMENT RESTRICTIONS ON PORCHES
• The ground area must not exceed 3 square meters.
• The porch must not exceed three meters in height under permitted development.
• Porches must not be within 2 meters of a boundary or highway.
The above details are a guide only and are not exhaustive. Every property is unique and your home could have restrictions on it’s permitted development rights. Holland and Green recommend all of our clients obtain a Certificate of Lawful Development before undertaking any building work. A Certificate of Lawful Development is a legally binding document from your Local Council confirming that the work you are undertaking falls within permitted development allowances.
