East Molesey, Surrey.
A beautiful redevelopment of a classic waterfront Victorian villa. A moderate rear addition and lowering of the floors has creating a wonderful open-plan ground floor with an eclectic industrial feel that is mirrored in the stylish ‘cement-coated’ bathroom. The white painted floors and innovative remodelling leads to a feeling of spaciousness.
What was the core objective requested by the client?
An open plan property to make the house work for a young family. To be indulgent with the first floor master suite. Draw light into the core and move the main living/family space to the rear.
How did HG approach the range of design options?
Put ourselves into the clients shoes and imagined living there on a day to day basis – what happens when we want to do the weekly wash / how do we want to feel when we get home from work / how do we entertain the extended family.
What did the client like best about HG?
Friendly approach, imaginative solutions to planning challenge, use of 3D to see how the space would work.
What was the client’s response?
Loved the idea of how we had opened up the space and the use of different levels and the huge walk-in wardrobe with ‘hidden door’ to en-suite and adored the idea of a ‘hidden den/playroom’ behind a bookshelf on the second floor.
Were there any planning challenges?
Yes – although we believed we had taken account of the Conservation Area Status and right to light of neighbour the Council were unusually robust in their requirements forcing a rethink to the rear. Dropping the floor levels further to the rear was ‘a stroke of genius’ and allowed us to keep the layout as planned but added drama and an even better connection to the garden
Which aspect best demonstrates HG expertise?
The use of 3D modelling to help us understand the impact of digging down – it gave us confidence that is was the right thing to do where we had been unsure in 2D – it was a ‘game changer’ and confirms how well the final design works.
How did HG create a wonderful living space?
By carefully listening to our client’s requirements and needs, challenging them and offering up options rather than just ‘drawing up a set of plans’ We were able to show in 3D what the final space would look and feel like and, in responding to planning challenge we were able to give the client confidence that the changes required would still deliver to brief. We delivered a wonderful space in which the client was able to enhance with their own delightful eclectic style to generate the elegant mix of old and new.

Barn conversions offer the perfect opportunity to create a unique countryside home, packed with character. At HollandGreen, we’ve had extensive experience in converting existing agricultural buildings into residential dwellings, in accordance to the recent changes to ‘Class Q’ Permitted Development Rights.
From traditional listed stone walled buildings with slate roofing, to more modern metal clad farm sheds for the modern, industrial look, you can create luxurious country living perfect for you. What a great opportunity to create a characterful family home that’s sympathetic to its rural setting, and generally larger in volume and scale than a modern build.
Many properties fall within locations specified as a Conservation Area or Area of Outstanding Natural Beauty (AONB) and we have specific experience working with planning departments across London, Surrey, Buckinghamshire, Berkshire and Oxfordshire.
Please do get in touch if you have any specific questions around what can be possible within a Conservation Area, even if you are just at the early stage of purchasing the property.
Luxury Basements & Pools.
If you’re battling to add space to your property, creating a basement storey can provide the perfect option to add significant living space, without having to move.
To find out whether adding a basement to your property will add value to your house, we recommend seeking advice from your local estate agents. Talk to us about Permitted Development Rights, as basement extensions are often possible, if a cellar space already exists.
Luxury Kitchens & Lofts.
The way people use their living space is changing. We find that for most of our clients, the kitchen is now the hub of the modern home, and we’re proud that we’ve become known for our inventive and aspirational kitchen extensions.
We’ve helped hundreds of home owners across London and the South East create open, bright and contemporary kitchen living spaces that combine cooking, dining and living within one social and inviting area.
