St John's Wood, London.
This project has involved the challenging re-development of a large detached property in the Conservation Area of St Johns Wood in Maida Vale.
What was the client’s brief?
The client wanted to add significant floor space to the property, which already had a basement and loft conversion. The Conservation Area location offered up a number of opportunities, including replacing it with a new build. These were explored in detail before the client settled on a substantial renovation that retained the front elevation and core walls, but replaced almost everything else.
What did we do?
The roof was raised and house widened and deepened, and a second planned basement was extended to cover the majority of the rear garden and mesh with the existing sub-terrainian structure.
The resulting space almost doubled the previous footprint to around 8000 sq ft and has a superb layout. By deepening and raising the roof we also created a significant loft addition. The first floor bedrooms are palatial, and the extra space on the ground floor enabled us to craft a wonderful living space with superb flow between rooms.
The icing on the cake is the second basement, which now houses a sports complex, lounge and bar area and sauna in addition to the bedroom and en-suite, play room and cinema room.

The client was fully involved in every aspect of the detailed design stages, and found the immersive 3D process a fabulous way to grasp the form and layout of what was being generated.
