Fees Associated with Your Project

Whilst every Project is unique the first question we are often asked is ‘What do you charge for a set of plans?’ This is very difficult to answer as no two Projects are the same, however we have tried to outline what a ‘typical H&G’ project may cost.  Our aim is to be totally transparent at the outset and not conceal potential costs – we are not the cheapest option available but certainly not the most expensive. We firmly believe that our Team offer an unrivaled service and a unique level of experience when it comes to designing and delivering the best extension and renovations and new homes in Surrey, South West London, Oxford and Buckingham areas.

Holland and Green work on an hourly rate (£85 +VAT per hour) and as such have given indicative ranges of what you might expect for the various stages of a project. Factors that might effect this range will be such things as the complexity of your project, any unusual elements in terms of design and restrictions or indeed how many options you may wish to explore. As a general ‘rule of thumb’ our fees tend to work out at around 8-12% of final build costs and a typical H&G project can have a construction cost of between £200,000 and £2,000,000.  The guide below is supposed to be exactly that, a guide; a Home Consultation will allow us to give you a much clearer understanding of potential designs and likely costs.


KITCHEN EXTENSION & Full Renovation of Victorian Townhouse

Adding contemporary kitchen living spaces to period townhouses is where H&G originally gained it’s reputation and have generated hundreds in Oxford and London over the last 5+ years.

Inspiration, Design and Planning: Around 90 to 200 hrs

Building Regulations Specification: Around 60 to 150 hrs.

Specification of Works and Quotations Process: Around 40-50 hrs for SoW and 15-20 hrs for the Quotation element.

Contracts Administration: Plan for around 20-30 hours per month.


Detached House Contemporary Extensions and Full Renovation.

H&G have gained a reputation for extending and transforming tired larger detached houses and giving them a new lease of life while adding considerable value.

Listed House Extension and Renovation:

Listed properties often require far more administration and consultation with various bodies than clients expect. There is also often much more involvement required on site, but the end results are always hugely rewarding.

Mather-Perspective 1

Inspiration, Design and Planning: Around 90 to 250 hrs (A grade I listed property would require a large amount of additional time working with Planning, Historic England, The Conservation team etc)

Building Regulations Specification: Around 100 to 200 hrs.

Contracts Administration: Plan for around 20-40 hours per month.


New Home:

Building a home with a blank canvas is the ultimate dream for many.  The scope of work can vary hugely as, by nature, no two are the same, but we have included some indicative times below.

Barn Conversion:

H&G love working on barn conversions and in the last couple of years have converted 300 year old listed stone hayricks to super contemporary zinc clad steel framed barns.

OTHER COSTS YOU MIGHT EXPECT:

We have listed below other typical fees that a residential project may require.  We will be able to advise you which of these will be relevant to your project once we have completed the Home Consultation.

  • Digital CAD Survey – Between £700 and £2,500 dependent on size of the property.
  • Householder Planning Application Fee is £172 or a Certificate of Lawful Development Fee (if your Project falls under Permitted Development) is £86.
  • Building Control Plans check and site visits: Between £750 and £2,000.
  • Structural Engineer Fees: £900 to £2,000.
  • Party Wall Surveyor: £0 to £2,000.
  • Thames Water Build Over Agreement: £299 plus approx 2.5 hours to generate the design and manage the application.

All of the above costs and fees are indicative and meant for guidance purposes – as mentioned previously no two projects are the same!  We hope this gives you some guidance as to what you might expect.
