What do I need for a planning application?

To submit a planning application in the UK, you’ll need to provide a comprehensive set of documents and drawings that clearly demonstrate your proposal’s design, context, and compliance with local planning policies.

While requirements can vary slightly between local authorities, a typical application includes:

  • Application Form – Completed via the Planning Portal
  • Site Location Plan – A scaled plan (usually 1:1250 or 1:2500) showing the site in context, with the boundary of the application site edged in red.
  • Block Plan (Site Plan) – A more detailed plan (typically 1:500 or 1:200) showing the proposal within the site boundary and its relationship to surrounding buildings and features.
  • Existing and Proposed Plans and Elevations – To illustrate what is currently on site and what is being proposed, including dimensions, materials, and design details.
  • Design and Access Statement – For certain developments, especially in sensitive locations, this outlines the design rationale, how the proposal responds to its context, and how access has been considered.
  • Ownership Certificate – Declares the ownership of the land and any notifications served to other parties with an interest in the site.
  • Planning Fee – A fee payable to the local authority, calculated based on the nature and scale of the development.

Depending on the project and location, additional supporting documents may be required, such as:

  • Heritage Statements (for Listed Buildings or properties in conservation areas)
  • Tree Surveys
  • Flood Risk Assessments
  • Ecology Reports
  • Transport or Highways Assessments
  • Sustainability construction assessments
