Why Renovating Is The New Building

In the world of high-end residential design, a significant shift is taking place. While new builds remain appealing, more clients are choosing to sympathetically renovate and reimagine existing period properties instead of starting from scratch. This isn’t just about preservation; it’s about thoughtful evolution, and it represents one of the most intelligent investments in the current market.

Last year, over 80% of residential projects were refurbishments, not new builds according to ONS/CPA data. Clients recognise that the greatest potential, both financially and personally, often lies in unlocking the character of an existing property. It’s a move away from the blank canvas and towards a richer, more narrative-led approach to creating a home.

How To Reinterpret Heritage Properties For Modern Life

The challenge and beauty of working with a period property lie in striking the right balance. How do we honour the historical charm and architectural integrity of a house while adapting it for modern living? This is the essence of our approach. It’s not about creating a museum piece; it’s about a sensitive transformation that allows a home’s original character to shine while enhancing its performance and comfort for the future.
Our approach is to view the home as a whole. A new, light-filled extension should feel timeless, something genuinely new that sits confidently alongside the original structure, rather than imitating it. Upgrading a home’s energy efficiency should be done with materials and techniques that respect its heritage. It’s a process of asking what the building needs and what you need from it, and finding an elegant solution where those two things meet.
Our Rosewood Manor project in the Cotswolds brings this thinking to life. Originally two farmworkers’ cottages, the property required a thoughtful reconfiguration to suit the demands of modern family life. We combined two separate reception rooms to create a large kitchen-living space, establishing a new heart for the home. Flooded with natural daylight, wide glazing now links the interior to the landscaped gardens, while a new Pilates studio and guest annexe have been introduced to support the family’s lifestyle. Throughout, the home’s historic character is preserved in a harmonious blend of old and new.

How To Create Lasting Value In An Evolving Property Market

There are compelling practical reasons behind this trend. The UK’s planning system can be complex, and gaining approvals for alterations or extensions to an existing home is often a more straightforward path than for brand-new construction. This certainty is invaluable in any project.

However, the shift towards renovation is driven by more than just pragmatism. It signifies a deeper appreciation for craftsmanship, materiality, and the unique story every older home tells. By choosing to renovate, homeowners are not only making a sound financial decision but also becoming custodians of a property’s legacy, adding their own chapter while preparing it for the generations to come.

How A Cohesive Vision Unlocks Your Home’s Potential

Unlocking this potential requires a truly cohesive vision. A successful renovation looks beyond individual rooms to consider the home as a complete entity, where the architectural interventions are in conversation with the interior life of the house. This vision should extend beyond the four walls, creating a meaningful connection between the home and its garden. When this harmony is achieved, the result is more than a beautifully updated property; it’s a home that feels entirely resolved.

Rowfield House in Berkshire is a strong example of this resolution in practice. Faced with a fragmented layout in the 16th-century farmhouse, our approach was to introduce a contemporary extension that restored a natural flow. The new structure thoughtfully blends old and new. Its charred timber cladding nods to the home’s traditional monochrome aesthetic, while slim metal beams echo the original timber frame. This intervention reconfigured the property to create a generous open-plan kitchen and living area, with full-height sliding doors opening up to the garden. Architecture and interiors now speak as one, creating a sociable and connected heart for the home.

Choosing to renovate is a thoughtful act. It’s an investment in character, a commitment to sustainability, and an opportunity to create a home that is truly personal. In today’s market, it’s not just the popular choice; it’s the smart one.
