Maresfield Barn, Oxfordshire

The clients’ vision was to create a multi-functional retreat for their family, complete with a contemporary home gym, updated changing facilities, a kitchen, and spaces to relax and socialise. Central to the design is the original oak structure, which has been meticulously restored and left exposed. This provides a strong architectural backdrop to the gym, which now features new floor-to-ceiling glazing overlooking the swimming pool and surrounding countryside.

A primary challenge was the barn’s poor condition. The original floor slabs were laid directly onto earth, creating a cold and damp environment. Our solution was to fully insulate the floor, walls, and ceiling with breathable materials, transforming the barn into a comfortable, energy-efficient space that can be enjoyed throughout the year, while protecting the integrity of the listed fabric.

To meet the brief for a flexible layout, it was important to create a degree of separation between the gym and the adjacent living areas, without sacrificing light or a sense of openness. We introduced full-height Crittall-style doors as an elegant partition, allowing natural light to flow through while defining the different zones. This allows the rooms to feel connected for large family gatherings or be kept separate for focused use.

As a Grade II listed building, any alterations required careful negotiation to preserve the barn’s historic character. A key design achievement was securing planning consent for a modest rear extension. This created a new, dedicated entrance from the pool, allowing direct access to the changing facilities without passing through the main gym or living spaces – a functional improvement that respects the original footprint of the barn.
